Summary/Objective

The Leasing Consultant is responsible for marketing, leasing and maintaining client relations within the multi-family apartment community and conducting all business in accordance with Boyd Homes’ policies and procedures, the Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

  • Financial:
  • Conducting resident screening on all potential resident applications
  • Collecting deposits, rents and issuing receipts as necessary.
  • Resident Relations/Services:
  • Providing superior customer service to current tenants and prospective tenants.
  • Resolving resident complaints, answering resident questions and monitoring the resolution of problems.
  • Accepts service requests from current residents and coordinates completion with Maintenance staff, follow up to ensure customer satisfaction.
  • Marketing:
  • Assisting with property marketing activities.
  • Works with colleagues and Property Manager to develop and implement sales and marketing strategies.
  • Professionally shows all available amenities, model apartment(s) and available apartments.
  • Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
  • Maintains awareness of local market conditions and trends. Contributes ideas to property manager for marketing community and improving resident satisfaction.
  • Consistently works to optimize occupancy by leasing available units and maintaining positive relationships with current residents to ensure lease renewal.
  • Administrative:
  • Immediately processes resident applications, ensuring all documentation is complete and meets company qualifications proper to handing off to supervisor for approval (credit check, employment verification and landlord references must be completed to company standard).
  • Prepares all leases/move-in packets for new residents in an accurate and timely manner.
  • Ensures the entire office environment is professional, clean, well-organized and meets all safety standards at all times by maintaining office operation standards.
  • Accurately maintains prospect, traffic and rental record logs and all pertinent leasing data/
  • Maintains thorough and accurate product knowledge of the community and that of the major competitors through site visits, tours, sops, telephone surveys and follow-ups.
  • Updates required reports concerning move-out notices, activity, etc., on a daily basis and provides information to the property manager.
  • Organizes and files all applicable reports, leases, and paperwork.
  • Proof reads all lease paperwork and processes move-ins and move-outs.
  • Performs other duties as assigned or as necessary.
